Tenant Law Group is one of the few Bay Area law firms focusing exclusively on the representation of tenants in disputes with their landlords. This practice area has provided us with a unique perspective on the trends affecting local renters. As the demand for Bay Area rental units has increased and as more and more cities enact local rent ordinances, the rules and regulations governing the landlord-tenant relationship have become increasingly comprehensive and complex. We understand that having a knowledgeable and aggressive tenant lawyer can mean the difference between having a roof over one’s head and being homeless.  This is why we find this practice area so compelling.

Who We Help

While our team handles a variety of case types, the one constant is that we represent tenants only. We never represent landlords. Our entire practice is focused on helping Bay Area renters. Whether your legal matter involves a studio, apartment, in-law unit, condominium, single-family home, tenancy, or subtenancy, we are here to help. We strongly believe no renter should live in a unit in which minimum standards of habitability are not met or where quiet enjoyment is not possible. Regardless of economic conditions, immigration status, or background, all tenants deserve to have their rights respected.

We offer representation in certain types of cases on a contingency fee basis, which means you don’t have to pay an hourly fee for our services. We collect a fee only if we are successful in obtaining a recovery for you.

Eric L. Toscano, Esq., CEO & Managing Attorney

Named a Top 40 Under 40 Litigation Attorney in the State of California by the American Society of Legal Advocates in 2016 and a Northern California Rising Star by Super Lawyers every year since 2015, Eric is passionate about entrepreneurship, trial advocacy, and social justice.

Eric currently dedicates 100% of his practice to tenant rights. He has defended tenants in unlawful detainer (eviction) proceedings, and pursued affirmative cases against landlords on behalf of tenants arising out of illegal evictions from rent-controlled apartments, harassment, defective conditions and repair issues, rodent and other pest infestations, floods, and fires. A dedicated tenant rights advocate, he has served on the board of directors of the Eviction Defense Collaborative in San Francisco since 2015.

Born in the South Bay and raised in the Central Valley and Wine Country, Eric earned a Bachelor’s degree in Economics from Stanford University. He earned his law degree from UC Davis School of Law, where he served as president of the student bar association. During law school, Eric also worked as an intern in the Government Division of the Office of the City Attorney of San Francisco, and as a judicial extern to the Honorable Morrison C. England, Jr. of the United States District Court for the Eastern District of California.

When he is not working on behalf of his clients, Eric enjoys spending time with his wife Stephanie and young son Henry and visiting his family in the Wine Country. He speaks fluent Italian, conversational Spanish, and some French.

 

Supriya Molina Wunsh, Esq., Senior Attorney

Supriya joined Tenant Law Group in 2017, where she counsels tenants, represents tenants in unlawful detainer actions, and pursues affirmative cases against landlords on behalf of tenants.

Licensed to practice law in California since 2004, Supriya began her legal career at the United States Department of Housing and Urban Development in Washington, DC, first as a Legal Honors Intern in the Office of Program Enforcement and then as a Trial Attorney in the Fair Housing Enforcement Division. She then served as an Attorney-Advisor in the Office of Counsel in San Francisco from 2007 to 2010. From 2010 to 2015, Supriya served as the Senior Staff Attorney at the Eviction Defense Collaborative in San Francisco, where she interviewed and counseled between two and ten low-income clients per day; drafted responsive pleadings, stays of execution requests/declarations, and discovery in unlawful detainer (eviction) cases; and negotiated with landlords and their attorneys on behalf of tenants at all phases of unlawful detainer cases.

Supriya earned a Bachelor of Arts degree in Psychology from Stanford University, a Master’s degree in Psychology from Stanford University, and a Juris Doctor from Georgetown University Law Center, where she served on the International Environmental Law Review. She has lived in the United States, Ecuador, Peru, Chile, Jamaica, Costa Rica, France and Israel; and speaks fluent Spanish, conversational French, and conversational Hebrew.

 

John L. Schwab, Esq., Attorney

Recognized as a Northern California Rising Star by Super Lawyers, John joined Tenant Law Group in 2016 and focuses his entire practice on pursuing affirmative cases against landlords on behalf of tenants. Prior to joining Tenant Law Group, he completed a prestigious one-year fellowship program with Panish Shea & Boyle LLP, a nationally-renowned personal injury law firm ranked as one of the “Best Law Firms” by U.S. News & World Report.

Born in Los Angeles and raised in Dayton, Ohio, John earned an International Studies degree from Wright State University and a law degree from UC Davis School of Law (Martin Luther King, Jr. Hall). During law school, he served as a Senior Notes and Comments Editor of the UC Davis Law Review and worked as a law clerk to Tenant Law Group’s CEO & Managing Attorney, Eric Toscano. During his final year of law school, John was named “Law Student of The Year” by the Consumer Attorneys of California, a statewide organization dedicated to protecting the interests of thirty-nine million Californians.

When he’s not advocating on his clients’ behalf, John actively seeks pro bono opportunities representing individuals who cannot afford a lawyer. In 2017, he successfully defended three individuals arrested for peacefully protesting and assisted with the successful defense of a young indigent woman charged with a felony. (Her charges were dropped on the eve of trial.)

John is an avid drummer and enjoys listening to live music, cooking, and playing soccer. He is fluent in Farsi and knowledgeable in Spanish.

Palomar Sanchez, Esq., Attorney

Palomar joined Tenant Law Group in 2018, where he counsels clients on tenant rights, represents renters in buyout negotiations and at rent board hearings, provides eviction defense services, and assists in other types of landlord-tenant disputes.  Prior to joining Tenant Law Group, he was an associate at Tobener Ravenscroft LLP and a Housing Counselor for the City of Berkeley Rent Stabilization Board.  Palomar has counseled thousands of clients on local rent control ordinances and dedicates 100% of his practice to tenant rights law.  He has previously worked for Minami Tamaki LLP and was a judicial extern for the office of the Honorable Edward M. Chen of the Federal District Court.

He earned his Bachelor’s degree from the University of California Santa Cruz in 2006 and his Juris Doctor from the University of San Francisco School of Law in 2010.  Palomar was elected to be the graduate student speaker for his class at his graduation ceremony.  Palomar has taught countless youth through programs created for high school students of color interested in the law such as the Summer Legal Fellowship Program at U.C. Berkeley School of Law and the Marshall Brennan Program at U.C. Hastings College of the Law.  Palomar also volunteers for the Alameda County Bar Association Lawyer Referral Service as a panel attorney and the Bar Association of San Francisco Lawyer Referral and Information Service.

Born in San Antonio, Texas but raised in Oakland, California, Palomar has deep roots in the Bay Area.  Influenced by the lessons from his mother and family, he has always been dedicated to issues of social justice, community empowerment, and civil rights.  As an Oakland native, he is proud to be working for the betterment of his community.  While not working on behalf of his clients, Palomar enjoys taking walks, hiking, surfing, camping, snowboarding, and relaxing at home with his girlfriend and pets.  He speaks conversational Spanish.

 

Angie M. Fayad, Paralegal

Angie joined Tenant Law Group in April 2017. She earned her undergraduate degree in Political Science from Cañada College. During her time there, she was an active member of Student Government (Senator) and President of the Political Awareness Club.

Angie has over three years’ experience working in a legal office. Prior to joining Tenant Law Group, she was a Legal Assistant/Paralegal at Varlack Legal Services, and did legal library filing at Dickson Law Library Associates.

During her spare time, Angie enjoys spending time with her son, going outdoors, and doing photography. In addition to English, Angie speaks Spanish and Arabic.

 

Dana M. Reich, Paralegal

Dana is a Paralegal at Tenant Law Group. She earned an undergraduate degree in Psychology from SUNY Stony Brook and a paralegal certificate from Fullerton College.

Before joining Tenant Law Group, Dana worked as a technical services assistant at O’Melveny & Myers LLP; a paralegal at Carlson, Calladine & Peterson LLP; a paralegal at Giovanniello & Michels; and a legal assistant at Toscano Kellogg & Van Aken LLP.

 

 

Talissa Carrasco, Legal Assistant

Talissa is a Legal Assistant at Tenant Law Group.  She earned her undergraduate degree in Political Science and Government at the University of California at Davis.  She was previously a DreamSF Fellow first at the Office of Civic Engagement and Immigrant Affairs for the City and County of San Francisco and then a DreamSF Fellow at OneJustice.  She has also worked as an Immigration Paralegal and BIA Accredited Representative for the Catholic Charities of the East Bay.  Talissa, a native Spanish speaker, was born in Piura, Peru and immigrated to the United States with her family at the age of two.

 

Cesar R. Gomez, J.D., Client Relations Manager

Cesar is the Client Relations Manager at Tenant Law Group and is responsible for engaging and onboarding all new clients.  He earned an undergraduate degree in Business Communications from the University of San Francisco and a Juris Doctor from San Francisco Law School, where he was President of the Latino Law Student Association.  Cesar brings years of new client engagement to Tenant Law Group.  He previously worked as a civil litigation paralegal, an immigration paralegal, and the senior marketing manager for LegalMatch, where he increased attorney-client retention rate by twenty to forty percent.  He is the Director of Legal Services and Co-Founder of My Legal Coach, LLC, a company whose network of attorneys offer unbundled legal services, flat fees, self-representation support, and affordable payment arrangements.  Cesar speaks fluent Spanish.

 

Stephanie C. Toscano, Esq., Marketing Manager

Stephanie Court Toscano, Esq. is Tenant Law Group’s Marketing Manager. She oversees the firm’s social media presence, including the firm’s blog, Facebook page, and Twitter account, and is responsible for all firm photography.

Stephanie earned a Bachelor of Fine Arts degree in Theatre Studies from DePaul University, and a Juris Doctor from UC Davis School of Law (King Hall). She practiced civil litigation at Downey Brand LLP in Sacramento.

In January 2012, she founded Stephanie Court Photography, a photography studio specializing in portrait photography in the San Francisco Bay Area and beyond. Stephanie’s work has been featured on numerous online and print publications. Stephanie is also the wife of Eric and the proud mother of their son Henry.
